The following is intended to provide information about the property to assist the person making the booking and their party in discerning the suitability of the accommodation prior to their stay. Please note that due to the open plan layout and fire safety regulations, we are unable to accommodate any guests wishing to sleep on the sofa or anywhere else in the main living space.
Location
Located within the heart of the village of Nettleham, approximately 4 miles north-east of the City of Lincoln.
Situated on the East side of The Green in the village, Filly Green Cottage adjoins The Tea Cosy tearoom, in the entrance to the old stable yard leading to The Barn.

Parking
There is off road parking for one car at the side of the cottage on the left hand side of the drive as indicated. A space is reserved to the right for the neighbouring tea room.
Entrance
The front of the property is gravelled with two paving slabs leading to the front door. The front door has a step up of approximately 20 cms. Leading to the porch the front doorway is approximately 80 cm wide. A second doorway of approximately 80 cm wide leads from the porch into the main living space.
Main Living Space
The cottage is all on the ground floor with an open plan layout.
The majority of the main floor area is level although there are some discrepancies in areas, in door ways where the surface of the floor changes from laminate to carpet or tile, and where there are rugs and doormats in place.
Bedroom
The bedroom doorway is approx 73 cm wide. There is a double divan bed with drawers and a deep mattress.
Bathroom
The bathroom doorway is approximately 73 cm wide. There is a P-shaped bath with overhead shower and sliding screen. The taps are shower controls are at the screen end of the bath and are reachable from within the bath. The side of the bath is approximately 56.5 cm high. The floor is tiled and there are bath mats placed on the floor. A shower mat is placed within the bath.
Rear Entrance
The back doorway is approximately 71 cm wide with a step of approximately 18 cm, leading out to the rear passage way and bin storage, further leading to the back gate and drive area.
Outdoor area
There is a small, gravelled area at the front of the property. There is no garden.
Limitations and Restrictions
The limited space inside the property, steps in and out, the high sided bath and divan bed are factors that may, regrettably, make the property unsuitable for everyone.
