Terms and Conditions


The booking contract is between the property owner of Filly Green Cottage, 8 The Green, Nettleham, Lincoln, LN2 2NR (‘we’, ‘us’ ‘our’), and the person making the booking (‘you’, ‘your’). By booking you agree to the following terms and conditions, and are responsible for ensuring all members of the holiday party agree and accept these terms and conditions. During your stay you and your booking party agree to adhere to the terms and conditions set out within. Please read thoroughly these terms and conditions, and all other conditions relating to your stay on the website, or within information we send you, so that you are clear on the agreement you are entering into. The person who makes the booking must be at least 18 years of age and is responsible for cancellation, non-arrival and damages as set-out.

The booking is only confirmed and a contract entered into when, having received your deposit (or the full balance if the booking is made less than 28 days before your arrival) we send you a booking confirmation email showing that your deposit has been received.


Access Suitability

The person making the booking is responsible for ensuring the suitability of the accommodation for themselves and each member of their party before their stay. Please ensure you have read the access statement and are satisfied you have sufficient information - please do not hesitate to contact us if you have any queries or require further information.


Payment

A booking deposit is payable either by BACS or Stripe (if paying by credit or debit card) within 5 days of the provisional booking being taken, or the Stripe link being sent. The booking is taken on a provisional basis until the deposit (or the full amount if booking less than 28 days before the date of your arrival) has been paid in full and funds cleared through the banking system, when we will then email you confirmation of your booking. Until the booking is confirmed, it can be cancelled at any time.

The full balance is due no less than 28 days before your stay begins. If you book less than 28 days prior to the date of arrival, we must receive full payment of the total cost when you make the booking.

If you do not make any payment due by the relevant date in relation to your booking, we may assume that you intend to effectively cancel your booking and we are entitled to let this take effect.

Arrival and Departure

Every effort will be made to have the property available from 5 pm on the date of your arrival. Check-in is contactless and you may arrive anytime after 5 pm. We will contact you before your arrival with the code to the key safe. Please remember that we are happy to help and assist you with any queries during your stay so please do not hesitate to contact us. Please leave the keys in the key safe no later than 10 am on the morning of departure. This is so we have time to prepare the cottage ready for the next guests.


General

You and members of your booking party must:

Not breach the maximum number of guests allowed to stay at the property.

Leave the property clean, tidy and in a similar condition as you found it on your arrival and by the check-out time.

Endeavour to keep the property, fixtures, fittings and contents in the same state of repair and condition as you found them.

Not behave in a way when staying at the property that breaks the law, or use the property for any purpose which is illegal.

Not sublet the property, or use it for commercial purposes, or financial gain.

Not behave in an anti-social way, or act in a way which is disrespectful, or unnecessarily disruptive to others.

Not allow pets into the property.

Not smoke anywhere on the premises.


You must allow us to enter the property in the event of an emergency or remedial repair work being required. We will endeavour to contact you first, but if this is in not possible, or we are unsuccessful, we reserve the right to access the property if it is reasonably necessary.

We retain the right to make an additional charge for disproportionate damage and breakages. Minor breakages, which constitute reasonable wear and tear, (in our opinion) will not be charged for.


Making a cancellation

Cancellation of the booking by you should be emailed to info@fillygreencottage.co.uk . Cancellations made more than 28 days prior to the date of arrival will have the deposit refunded minus a £20 administration fee. Cancellations made between 2 and 28 days before the date of arrival, will have any balance paid refunded minus the deposit. Cancellations made less than two days before arrival, will have any balance paid refunded minus the deposit and the cost of one nights stay.


Cancellations by us

We will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property is not available, and we have to cancel the booking, a full refund will be made. We shall only be liable to return the monies received. No compensation or consequential losses shall be paid.


Liability

We will not be liable for, or take any responsibility for vehicles or personal possessions left at the property either during your stay, or if they are left behind. We recommend you take out insurance as these are left entirely at your - or any member of you party’s - own risk.

We cannot accept any responsibility during your stay for any local supply breakdown such as water, gas, electricity or wi-fi. We will endeavour to do our best to contact the service providers and inform you of timings for repairs.

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things are likely to change. No refunds are available for such discrepancies.


Inappropriate behaviour

We reserve the right to refuse to hand over the property if unreasonable behaviour is shown by you, or anyone in your party, or if we believe you or any member of your party will cause damage or loss to the property, or who in our opinion is not suitable to or capable of taking charge of the property. If this happens, the contract between you and us will end, you will not receive any refund and we will have no further responsibility to you.

We reserve the right to end a stay after the keys have been handed over, if unreasonable behaviour is shown by you, anyone in your party, including anyone invited into the property by you, which could cause a nuisance to neighbours, ourselves, or anyone acting on our behalf, or where you or any member of your party, or anyone invited into the property by you, has broken, or is likely to break any of these booking conditions, or any other conditions applying to the property. If this happens, you will have to leave the property immediately and no refund will be given. You may also be responsible for any costs we incur as a result of your behaviour.


Complaints

We will do our best to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is essential that you contact us immediately if any problem arises, so that it can be dealt with as soon as possible to enable us to correct the situation. We will make every endeavour to rectify any identified problems as soon as is reasonably possible, but unless this procedure is followed, no subsequent claim will be entertained.
